I agree you’ll need a mentor.
Here’s my "top 10."
1. Determination. It takes a lot of work before you see any results.
2. Good people skills. This includes the ability to figure out what motivates someone, what they’re "trying" to say, even if they don’t say it well, good communication skills, and the ability to calm people down when things get tense.
3. Creativity- You’ll be writing ads, home listings, etc. You’ll also have to come up with creative ways to solve problems.
4. A basic understanding of financial things- you’ll be a much better agent if you understand loans, interest, the "big picture" of someone’s finances, your business’s budget, etc.
5. Self-discipline. You absolutely HAVE to be a self-starter. Nobody’s going to be checking up on you to see if you’re working hard enough. Also, you’ll have to have enough self-descipline to save money when you are making it, so you don’t have a problem when you haven’t had a commission come in for several months.
6. Organization- There is a TON of paperwork involved in real estate. You have to be able to keep everything straight.
7. The ability to multi-task. If you get overwhelmed by all the "little things" that all have to be done simultaneously, real estate isn’t for you.
8. Good ethics. Don’t be one of the "bad apples" in the industry.
9. Good computer skills. This is becoming more and more important.
10. A willingness to have your schedule dominated by other people. Yes, your schedule is flexible, but you’ll also answer your phone on weekends, late at night, etc. There always seems to be an emergency when you’re in the middle of a family event.
Good luck! I love the business, but it’s certainly not for everyone, and it’s not a "get rich quick" kind of career (in any market, but especially in this one!)
