    If you want sued you can. You signed a contract with a business to sell your home for a %. You cannot sell it yourself unless you give them the % due them.

    Check your contract…it is usually three or six months. But be sure before you decide to due this, it can lead to legal issues.

    Your contract says you can’t but if the agent has half-a-brain and you have a buyer, he’ll negotiate.

    Depends on the contract you signed with the Realtor.
    The contract would ofcourse have a time limit on it but there maybe a clause there for "X" days after this contract.

    You can sell when the listing contract is up, usually six months. But you cannot sell to someone that viewed the home during the listing period.

    Yes, you can. It’s called an "Open Listing" which means a seller lists with 2 or more Brokers at the same time but still reserves the right to sell it himself without paying a commission. Commission will be paid only to the Broker who sells the property.

    Most Realtors do not offer this option though. I am sure we all know why. It’s risky for the agent and the agents Broker.

    After the listing expires you can sell it to someone who did not see it while it was listed.
