Issuing a Subpeona for a small claims case?

I am taking my ex landlord to the small claims court and I need the realty agent to act as a witness to what happened.
The agent, who I trust will tell the truth, has vested interests and I am not sure whether they will show up if I just ask him.
I don’t want to discuss the details of the case, I just want to know how I can force the agent to appear at court.
What is the actual process of issuing a subpeona and is it possible for me to get one issued?

Here, you would simply prepare a properly captioned subpoena with the name of the court clerk and the hearing information, and personally serve it on the witness.

You can do an online search for a form for small claims court subpoenas in your State.

How many people have grandparents with out a grasp on reality?

I think there are some important factors involved in a well rounded education. What year did you graduate HS? Get a degree? And time spent in the field of study? All these things tend to improve a grasp on reality. The further from each the worse one becomes. At 65, 72, 84 and finally 95 I witnessed this trait in my own grandfather. It is harder to see in others.

Crap sonny, I own my own buisness and most of the retirees I work for are at the top of the cerebral scale, you should talk to them sometime. Of course most are well past 80, nothing like they were when they were 72 when they could really scorch your azz like in a debate maybe…?.

Is making Escrow with Realty Co. a must while contracting to buy a house (NJ)? how much % of home value?

I am about to make an offer for a home in NJ, USA. I was told by the broker that I need to put down some % of home value as an Escrow before contracting to buy the house. Is that true? What % of home value is Escrow required to be?

The initial deposit is usually $500 to $1,000 in NJ, and you give the broker this money to put in escrow.

The remainder of the deposit is normally due within 10 days of the end of attorney review, but the time is negotiable. It is payable to the sellers attorney and is held in escrow until closing.

The amount of the deposit depend on the mortgage amount and how much cash you will have at closing. There is no "set" dollar amount, but normally runs about 10% of the purchase price. It is negotiable.

That is absolutely NOT true in NJ. Your contract and rider will have many clauses detailing cancellation without penalty.

Five Dutch content providers to participate in the worlds first AR browser

AMSTERDAM, Tuesday June 16th, 2009. Mobile innovation company SPRXmobile launches Layar, worlds first mobile Augmented Reality browser, which displays real time digital information on top of reality (of) in the camera screen of the mobile phone. While looking through the phones camera lens, a user can see houses for sale, popular bars and shops, jobs, healthcare providers and ATMs. The first country to launch Layar is The Netherlands. Launching partners are local market leaders ING (bank), funda (realty website), Hyves (social network), Tempo-team (temp agency) and Zekur.nl (healthcare provider).

How it works
Layar is derived from location based services and works on mobile phones that include a camera, GPS and a compass. Layar is first avaliable for handsets with the Android operating system (the G1 and HTC Magic). It works as follows: Starting up the Layar application automatically activates the camera. The embedded GPS automatically knows the location of the phone and the compass determines in which direction the phone is facing. Each partner provides a set of location coordinates with relevant information which forms a digital layer. By tapping the side of the screen the user easily switches between layers. This makes Layar a new type of browser which combines digital and reality, which offers an augmented view of the world.

Dutch launch
The premier launch is for the Dutch market. Launching content partners are ING (ATMs), Funda (houses for sale), Hyves (social network hot spots) Tempo-team (jobs) and Zekur.nl (healthcare providers). Layar will be launched per country with local content partners in order to guarantee relevent results for the end user. SPRXmobile is planning further roll-outs, together with local partners, in Germany, the UK and the United States this year. SPRXmobile wil continue with regular releases of new layers after each local launch. The Layar application will be available via the Android Market. Other handsets and operating systems are in development with a prime focus on the iPhone 3G S.
