Why don’t you try selling it yourself and working with a mortgage banker that can give tricks of the trade and help you sell your house. Most of them will do this for you in hopes that they can finance the person that buys the house from you. The cost is nothing for you, but you get to utilize the rescources of a professional that does this for a living.

No, because they will not necessarily go with the appraised value of the home, and there are alot of restrictions on that. For every "gimmie" there is a "gotcha".

Definitely try to sell the home using a Realtor or go it alone (For Sale By Owner – FSBO)
Depending on your state and age of home, you will be required to disclose certain items about the house, lead based paint, HOA or PUD classifications and deed restrictions, as well as some events in the home; flooding, a death, or burglary etc.
Many times it is safer to the individual to use a Realtor for the above mentioned items. Additionally, the Realtor Association states a FSBO property generally gets a lower sales price than a Realtor. I am not a Realtor. I am a lender but I can say EVERY transaction with a Realtor has been much smoother than one without.

If you sell your home to a realty company that buys homes, they are not motivated to give you the market price. They are in the business to buy below market and sell at market value – that is HOW they make money.

As has been stated here already, the companies that do this will offer less than your home is actually worth. Typically, they’ll do their own research and come to an assessment as to how long your house would sit on the market at full market value, what full market value is, and the amount of debt secured by your home – then they’ll make an offer.

If you owe quite a bit, they’ll offer what they believe the lender will settle for in a short sale situation as long as it still allows them to turn and sell your home at a profit worthy of the time for them to do this (all depends on your market area).

Some parts of the country these companies will offer 50%, others they’ll offer 80%.

If you need to get out quickly, list it with a local agent (I would recommend someone from a Keller Williams office – or a small boutique office) at approximately 90% of what they say market value is. This way you’ll be leading the market down rather than be one of many sitting in the middle of the market values for months hoping for a seller.

I would sell it yourself. Reason? You have more control of the situation. When a company buys houses there are all sorts of issues that can appear out of nowhere. There are alot of boutique realty companies (no major brands like Re/Max,Carpenters,Tarbell,Keller Williams,etc) that are popping up all over the place and sometimes those are owned by agents who just got their brokers licenses and don’t know how to use them properly. The process is not difficult to sell you house and you will benefit from it by understanding the process better. Or you hire an agent to sell.

I clean small offices and totally agree with the other answer…target businesses that must have clean spaces. You’d be surprised how many our unhappy with the cleaning company they use now. Believe it or not, funeral homes are also a good target. Realty companies are hard to get work from-they’re cheap. But if you want to do private homes, placing advertisements and business cards at gyms and country clubs are great, after all, the members can afford the fees, so they can afford you. Various explanations for the apparent high number of dissapperances have been put forward, ranging from the mundane to the hyper-fantastic.

Skeptics contend that this region has a comparable rate of maritime and aerial incidents as any other similar sized region of the ocean. They point out that Lloyd’s of London, a world-reknowned insurer of maritime vessels, does not charge a higher insurance premium for ships that regularly traverse the triangle.

Scientific considerations for an increased dissaperance rate take into acount that this region experiences severe tropical storms and is the source of many hurricanes. These storms create an increased danger to both ship and air traffic.

Rougue waves have also been put forward as a possible cause. These rare waves can reach heights of as much as 100 feet (30 meters), easily swamping most ships. Rouge waves, however, would have no effect on air travel.

A third scientific explanation is methane hydrates. Methane deposits on the ocean floor may release bursts of methane gas that reduces the density of the water it permeates. Since ships rely on displacement to stay afloat, a reduction of density in the water would cause a ship to immediately sink. As the methane leaves the water and rises into the air, it would reduce the density of the air as well, thus reducing lift on aircraft, causing them to descend rapidly. In addition, the methane would change the air mixture taken into the engines of the aircraft, causing the engine to stall. While these events have not been witnessed in nature, they have been proven in lab experiments.

The best concentration so far for your cleaning business is apartment complexes and buildings. You must at least look at a client that will let you clean at least more than 10 units complex. The more the better. The reason for this is for better concentration and focus. It will be easy for you to scrutinize the work of your staff if you concentrate and focus in one place. Look into Hospitals and nursing homes as part of your client base. Government buildings is also a good business client. Health clubs and spas need constant cleaning. Go for clients that need constant cleaning not periodic cleaning. Most buildings, hospitals, spas outsource their janitorial work. Good luck
