The general gist of the question is that I am trying to sell my house, and tried sell by owner for about a month. When only getting a few nibbles but nothing strong, I decided to get a realtor to help. She came to my house for an hour to look around and ask questions, and gave me a general contract to look over. The next morning I signed the contract and sent it to them, only to get a call about my house from someone seeing my "Sell By Owner" sign in my front yard. The realty service had done no work aside from being in my house to look at it, and has done no listings online or in newspapers, and there is no sign in my front yard from their office. Is the contract and commission from the sale valid even if she literally did no work at all? I figured to pay for her time when she came to look at the house, but don’t see how she should get commission if absolutely nothing had been done with the listing.
