Hi I have availed SBI realty home loan last year for purchase of plot on a condition that I must start the construction in 2 years. Last year I have estimated the construction cost. It was low when compared to the current rate. I think I could not afford that much for construction now. What actions can the bank take against me in case if I am not starting within the stipulated time of 2 years?
I have availed loan from SBI (india).

Your loan was conditional based upon you starting construction. If you fail to meet that requirement then they could withdraw the loan. The requirement is that you must start construction, not complete it. If you only begin your project you would have met the requirement of the loan agreement. Starting could only mean that you pour the foundation.

If you know of any others that would be of great help to me! (:

It is good that you have the name of the real estate companies in Central Florida. They probably are the best at selling houses you would have in the area.

You might would want to seek the property management companies in Central Florida. They are the best at getting you into a rental, whether it be a condo, townhouse, apartment or house. Thy would be able to provide you a list of rental units, the requirements and applications to qualify and anything necessary to rent one of the units.

Each management company would have a separate rental list.

I hope this has been of some benefit to you, good luck.

Spending more money on a home that you cannot afford. Not getting a good fixed not variable interest rate for your home mortgage. Not having a home inspection done and later to find out things need to be repaired and at an expensive price. Not purchasing title insurance and anyone who buys a house should buy title insurance. Not having enough storage space in your kitchen or laundry area, or enough of bathrooms for the size of your family.A extra bathroom helps out even if you are single, so that when friend or family comes to stay you do not need to share bathrooms. Not having enough all around storage space, and a garage does help. Buy a home that has a nice size yard that is all ready fenced in. Fences are pricey, this will save you time and money too. Buy a home that you and your family will grow into. Buying in a good school district will add equity (value) to your home even if you do not have children going to school. It will also help you to sell the home if you choose to sell. Above all do not let a realtor who works on commission talk you into buying a more expensive home and they will try to by taking you to see a higher priced home one that you would fall in love with and tell you something can be worked out. I have seen it all to well. A home is an investment into your future and a step by step process, give yourself at least six months to one year to find the home of your dreams. Do ask the sellers to pay for your closing costs and down payment this is a small price to pay for having you home sold. Enjoy your new home.

Most of the foreclosed (bank-owned) homes in Metro Detroit are listed with major chain realty companies (Century 21, Remax, Remerica, etc.). But some are listed with fly-by-night outfits that no one has ever heard of, and people at these offices can be extremely difficult to get a hold of (don’t answer calls, don’t return messages, etc), and have incompetent agents who couldn’t care less.

How can these outfits stay in business if they don’t seem to know the first thing about running one?

I have the same complaint! I will not even bother offering, there is no way that agent will close on the deal.

I am guessing the bank does not want to sell at this point in time and listing this way makes it appear like they are and they need that appearance for their insurance claim.

Last year in May 2009, I looked at a foreclosed home in Livonia, Michigan. There was a robin’s nest in the front porch light, and she was feeding her babies. I refer to her as "Realty Robin". Just today, I looked at another foreclosure (also in Livonia), and it also had a bird’s nest in the porch light. Of course, this time of year it wasn’t active, but it was probably built this past spring.

Birds find places to nest that are safe from predators (including us). I have a robin that nests on the top of my porch light platform every year in our front yard. We rarely use our front yard and I believe this is one reason why they use this nesting site. If the nests are cleared each year, they will continue to use the same nesting site. Otherwise, they will move around to other locations around the house.

This is a very interesting observation. I wonder if because of the increase in foreclosures throughout the States, if birds have been using more housing structures rather than natural trees and bushes. Does these houses provide more territories for birds such as robins? Thanks for the question!

Just two blocks from the Rosewood Mansion, this is the best-priced three bedroom, three bath condo in Oaklawn. In a complex of 12 units, this tri-level home with vaulted ceilings and two fireplaces has been handsomely updated.

In a great walking neighborhood of stately trees, one enters through a wooden gate on Welborn to stroll down a wide, shady, landscaped garden area leading to . The pool, resurfaced in 2008 to Mediterranean Blue, just outside the front door of the condo, and is located in a fenced common patio which also contains a wooden deck with pergola.
Step down from the tiled entrance into a freshly painted living room with soaring 14 foot ceiling, fireplace, and glass doors leading to a private patio with planter boxes.

And Put your green thumb to work or have a handy escape for a pet.
There area Arches at the entrance, along the stairs and framing the second-floor dining area lend a Mediterranean feel.
This residence reflects the Sardinian roots of the owner, a well know Dallas restaurateur, and his wife, who have taken pains to create a chef-friendly, sunny kitchen with panel-fronted appliances, granite tops, copper stove hood, hand painted tile backsplash, and wine storage.
One is inspired to great culinary heights in the Cucina Italiana. The kitchen is open and a counter top with stools is the perfect spot to gather friends and enjoy the camaraderie a warm kitchen always produces.
Adjacent to the kitchen and dining area is a room which could be a bedroom, study or den and has a full bath.
One level up, in the large 14X18 ft. Master bedroom, space was recovered from a loft layout, creating a private 7 X 8 ft. bed alcove. Sliding glass doors lead to a recently re-floored balcony which overlooks the pool and patio area. Custom shutters cover windows within the vault of the ceiling. The room also contains a romantic fireplace.
The marble-accented master bath beyond the walk-in closet has two skylights and an enclosed jetted-tub.
Also on this floor is an additional bedroom with a full bathroom its vaulted ceiling has a plantation-shuttered window, and there is a large walk-in closet.

This is the only 3 bedroom, 3 bath condo in the neighborhood at any price. The average price per square foot for condos sold in this area in the last six months is more than $161 per square foot, with average list prices topping $287 per square foot.

It is value priced.

The condo’s floor-plan affords great flexibility, and the 3/3 configuration, and security of a TWO CAR garage in a prime Turtle Creek location are standouts features.

It is a lifestyle investment for anyone who enjoys easy access to Oaklawn/Turtle Creek restaurants and shops and Downtown Dallas and the Arts District.
