Has a realty agent ever scammed you? How about a car dealership? ?

What type of personality or experiences would a person need to have, to become these types of con-artists? Did the chicken or the egg come first? LOL
I have a hard time because I go somewhat prepared to make a deal. I like to start with, can I see a bill of receipt at dealer cost. That usually turns into an ego battle. When honestly, I don’t want to be paying my hard earned dollar for someone else to make a few extra thousands off of me. I have yet to be in a good auto transaction. There is always somebody between sales guy, financial guy and inflated insurance packages, that bring the deal back up in price. Interest rates is my worst experience. With a credit rating of 785 and 50% / $10,000 down on a vehicle, these dealers are trying to tell us our interest rate can’t go any lower than 9.6%. That hurts the intelligence. DOH’

If you have that good of a credit score, why on earth are you even bothering with THEIR finance guy? Come on! They are going to load the contract with every viable extra they can squeeze in. Get your own financing before walking in the door. They are in it to make as much as possible. DO NOT finance your car AT the dealership! Get your own financing! LOL

What do about an unprofessional realty agent?

We’re in the process of buying a house, and we’re dealing with an agent who is without a doubt unprofessional.

We made our first bid and were told to give him 72 hours for a response. He got back to us and verbally "gave us the opportunity to improve" our bid, but insisted we do so in writing within 4 hours. We like the house enough that we did so, though I was ready to walk when I heard his request.

Our bid was accepted, and we have contingencies on satisfactory inspections and disclosure. He has yet to give us the disclosure, and his 72-hour period expires today.

I like the house, but I hate the agent and I hate the way he has been playing us. I’m ready to walk.
Am I being impatient?
Is he being unprofessional?
Can he ask for a higher bid without a written counter-offer?
To whom can I report his conduct?
This agent I have a problem with is a buyer’s agent and is the listing agent for the house we have a contract on. Our seller’s agent is very cautious about this guy and has written the contract so that if he doesn’t produce the disclosure within the period we can walk before inspections without problems, so long as we provide written notice.

We also have a provision in the contract that we can walk for any reason following the inspections, again with written notice.

Basically I’m wondering whether I even want to deal with this buyer’s agent in further negotiations, or if he’s going to pull anything at closing. Thanks for the answers so far.

When the seller countered it should have been in writing on the bid contract, at that time the agent should have met with you both and presented the counter. I have seen it done over the phone done verbally on shows such as "Buy Me" on HGTV so it’s not something new, but usually when you counter you need to resign a contract agreeing to the new bid amount.

It doesn’t sound like he’s being unprofessional but is he a transaction broker? Is he working for both the buyer and the seller? If so then he has limited disclosure to you and to the seller.

If you are unhappy with the service you are getting then you can complain to the agents broker. There should be a Broker in charge of the Real Estate Company, all agents have to work under the broker. If you are working with the broker then the Real Estate Commission is where you’d go next. But you’d need to prove he’s being unprofessional, he might not have received the inspection disclosure and he’s waiting. If you’ve called him a dozen times and he’s failed to return your calls your next step is to contact his broker in charge.

Can a person own a home and just because they are a Realtor get the commission at closing?

I know someone that sold her home but advertised it through her realty agency, and was friends with another realty agent. She was the owner of the home but at the closing she got a realty commission along with the money for being the owner. Is that legal? Can you be the owner and realtator too? Is that against RESPA rules? Can someone answer this for me

legal but it must be advertised as owner realtor. That must be disclosed

Is it possible agent wants to keep the money?

Is it possible that the realty agent would tell the home buyer to pay for some or all closing costs so that they will keep the money themselves?

Real Estate ( scum bag ) Agents are capable of anything.. Do the math when you close the deal and make sure every penny is accounted for.. Don’t just rely on what your atty says. I have found many small errors on the many houses I have bought. I now, have a clause that I add to all P&S agreements that says if any money is misplaced or not accounted for in error – the agent is to pay buyer $100 accounting fee

What are the Pros and cons of hiring realtors when buying a house?

I realize sellers pay commision, but using a realtor they’re truly always working for the seller, not for me..they have no motivation to get me the lowest price since they get half of the commission..even a buyer agent..if looking at a home being sold by the agents realty company…their loyalty goes to the seller…I can look for homes online and hire a lawyer to help write an offer…do I really need a realtor?

That is absolutely incorrect. A buyers agent must always put his clients interests above all others, including his commission. That is in the Code of Ethics that all Realtors must follow. Their motivation comes from the fact that if they have a happy client, that client will refer him/her to other people, not to mention the next time they need a Realtor, they will think of him/her first.

Not all homes listed for sale are online, so without a Realtor, you may be missing out on you dream home. Plus, by the time you notice it, it may be sold. A buyers agent should be able to notify you as soon as a home that meets your criteria comes on the market.

Sure, you can hire an attorney for the legal aspects, but they are not going to be able to tell you if you are over-paying for the home. A Realtor will be able to advise you on current market conditions, and comparable home sales. Remember, its your choice on what you want to offer for a home.

It sounds like you’ve had a bad experience with a Realtor. You may want to shop around if you feel that you are not getting the service you deserve. There are alot of good and ethical agents out there.
