Will This Void My Lease?

The property manager that was responsible for my lease just changed real estate companies. The lease that I signed was with the previous company and it has the name of that realty company, say Century 21, on it. The property manager took most of her properties with her to the new company, say Coldwell Banker. She does not own the house, she is just hired by the owners. If our lease states the first realty company on it, will her moving to another company void our lease, since technically the lease seems to be between us, the owners, and the previous company? Wouldn’t we have to sign a new lease with the owners and the new company? I hope that I explained this well. Thank you in advance for your help.
Yes, she is stated on the lease as the property manager. The lease states the realty company, Century 21, as the listing broker. Does it matter if the lease is drawn up with that company as the listing broker? Thanks for your help.
Thanks for the answers. I was hoping that the actual lease being with the first company would make a difference. Our initial first year is up anyway, but in the lease the manager put the the lease renews itself every 2 months after the first year. We wanted to be able to only give a 30 notice instead of a 60 day. It has been difficult to find many people who want to wait 60 days for us to move in. Next time I sign a lease I will make sure that the 2 month renewal is not part of it. Thanks again.

A lease stays with the property. If the property manager moves or even if the property is sold the lease is still valid until the expiration date and you continue to pay the rent and all meet all of the covenants spelled out in the lease.

What is the best realty company to work for in Florida?

I’m looking for anyone who has worked for these companies Keyes, Keller Williams, Coldwell Banker etc. I already know that I need one that provides great training and mentoring, which is why I want details on your experience with these companies and which one you think is best. No generic answers please!

Keller Williams or Remax is about the best. Florida also has some small independent realtors that provide what your looking for depending on your area of interest.

Best place(firm) to start a real estate career as a realtor?

I have been doing some research on the various residential real estate firms out there pertaining to starting my career as a real estate agent. I’m looking at the Chandler, AZ area; near Phoenix and some of the firms i’ve noticed there are Keller Williams, Remax, Coldwell Banker, and Realty Executives. I really know that area well and enjoy it there. KW seems to have a solid program for new agents but what about the others, does one have a better repuatation than another in terms of helping new agents getting started? How about the pay structure? Do any firms offer group benefit plans? Which is best/worst for "office" fees? As a new agent, given the current state of the economy, what number of sales can a new realtor expect in their first year or what can they expect to "take-home" in their first year on average?

Also, I’m thinking of eventually getting my broker’s license after 2-3 years and say for example I start out with Coldwell Banker but end up franchising as a part of Remax, is this normal? Once I would start my own franchise, I assume i’m the only realtor there until I hire others and build it up? Do the franchiser’s assist in building the new franchise with staff support/agents? On average, how much capital does it take to start your own franchise?

I’ve got plenty of questions and any and ALL of your input is greatly appreciated!!
