My realty company wants my W2’s but i already told them…?

Posted on February 28th, 2010 by admin

My realty company wants my W2’s but i already told them I make more then I actualy do and already put a deposit .. what should I do!? its for an apartment i want to rent
PS-The truth will hurt because I make Half of what I told them. The money i make on the side is from Freelancing and I dont have to many records of that

They are within their rights to verify your income just for this reason;

The real question can you get back your deposit? Not sure depends on the paper work you signed, the fact you can not back up the income stated on the app, and that they probably took the unit of the market

But without the W2’s you will not be approved for the unit

What is the best way to find a good deal on a home for sale in Big Canoe GA?

Posted on February 28th, 2010 by admin

Thinking about buying a home in Big Canoe Ga. The community does not allow for sale signs in the area. So it is difficult to know if a home is available. There is a onsite realty company but I have been told they mainly show you their own homes they have listed. Is there another way to search home availability in Big Canoe?

I do not really want to be hassled by an overly zealous real estate agent.

Try Realtor.Com, they have a good site.

Can a person own a home and just because they are a Realtor get the commission at closing?

Posted on February 26th, 2010 by admin

I know someone that sold her home but advertised it through her realty agency, and was friends with another realty agent. She was the owner of the home but at the closing she got a realty commission along with the money for being the owner. Is that legal? Can you be the owner and realtator too? Is that against RESPA rules? Can someone answer this for me

legal but it must be advertised as owner realtor. That must be disclosed

How Do You Differentiate Between Fantasy And Reality?

Posted on February 26th, 2010 by admin

How do you differentiate between reality and fantasy?
Because to my point of view Reality is Materialistic Fantasy and Fantasy is Etherical Reality.
So exactly how do we differentiate it?
If you ppl are talking bout mystic creatures and us, how do you know they aren.t real? Just like the mermaid, no one ever gone to the bottom of the deepest ocean and no one knows what is there so why the conclusion that mermaid does not exist? The same goes with unicorns, if bibles and ancient texts say that there were unicorns so why not now in order for you to believe so?
characters in the book would think like i do cos how do you know they aren’t real? like mona lisa is she real or not? some say she is some say no……

I don’t draw a distinct boundary. Our minds bodies don’t know the difference. (I haven’t the capacity to tell if our spirit does or not) I believe if you can think it , you can manifest it. To me fantasy is the realm in the collective that is a non serious day dream or thoughts that people entertain for the escapism. Reality is the thought collective accepted by ‘The Norm’. This relative extends beyond the 5 senses into the heavenlies. Reality in some mental disorders is a bit more complex, in that case the individual experiences a reality that is not shared by those around them. This is true of substance use emotional trauma, neglect ,abuse isolation……reality is fragile.I think science was invented to answer this question….religion tries to explain it too. The only fool proof way to navigate this life seems to believe in a higher power and make all choices based in love not fear….again it’s subjective. The bible says we can only enter the kingdom of heaven through belief alone, and not by deeds…this may be why…we don’t have a clue. Fortunately the masses never question reality (not my usual choice as a mantra)They seem to function as a security blanket for the creative ones who need to go to the other side in order to test these things…..be safe…If you were crazy you wouldn’t question your reality….peace.

how much would i get if i sued a realty company and won?

Posted on February 26th, 2010 by admin

i don’t wanna get in details but they did a lot of wrong. this company is not major, national but is very prevalent to the area’s population. in the worst case scenario, im sueing (sp?) the seller and her real estate agent who’s the vice president of the above company.

i can afford a good lawyer because this is a sure win for me.

Don’t bother, no reason to be sue happy…I could have sued several times but I have better things to do

Has anyone used realty trac?

Posted on February 26th, 2010 by admin

I am thinking on buying foreclosed homes and renting them or selling them. I need to know if anyone has ever used realty trac to look up foreclosed homes to buy, or any methods to purchase homes that are in foreclosure. There is a lot of courses out there that claim you can learn to purchase foreclose homes but I have never tried them because I dont know if they are just a ripp off and then you dont even get any real knoledge out of it. If anyone here knows or deals with buying foreclosed homes (with no money down if possible) can you please direct me to some good resources on the web I will really appreciate that. And this question is only geared towards those who have dealt with this kind of thing.
Hey thanks for the advice! Apreciate it.

This is a "referral" program that they refer you to a licensed real estate broker and charge YOU a fee. They also charge the agent for the referral.

You can go straight to a real estate broker, avoid the fee while getting the best advice and assistance. There are brokers who specialize in the type property you seek and would serve you well.

Companies like this, HomeGain and others cost you in the long run. They charge the agent a "referral fee", a percentage of the referral, from 25% up to 50% of the expected commission- and they add absolutely nothing, not one thing of value to the service you receive.

You can get minimally the same or better results by going straight to manager broker of any real estate firm and ask for the top 3 brokers in the office, not necessarily his favorite but the best. I’d venture to say that the service may even be better as the agent knows that they are geting the full pay and paying no referral. I work harder when I am compensated better, as do all people.

I personally decline such referrals, or I’d have to raise my fees to you in order to pay them and cover the referral expense. The cost of news paper ads, automobiles, maintenance, gas to haul you around, computers, websites, insurance, staff, meeting state and federal laws, education, facilities and the utilities required to provide the services is not cheap. And I likely overlooked a number of other costs but there is enough here to get the point.

Avoid the TV "gurus" who tell you how to "get rich" doing their deals, they make theoir money from you buying their program. If it worked everybody would be doing it, it "is so simple" per their shows. They do not tell you how many times they have gone broke, and the fine print nobody reads after the "success" story is related says "Results are not typical of most investors."

So, good luck in your efforts, be aware that contrary to what the news media would have you believe things are simply slowing, not stopped, just getting back to normal from a fast paced market.
