AEC Realty / Leasing Associate in Southwest Michigan?

I am considering a job working as a leasing associate for a higher-end ($695-$900/mo rent) apartment community for our area in Southwest Michigan.

I have been told by management that I am allowed to get a small housing discount for living on residence if I work there. However, since I’m already moving in under a promotion which is better than what I would get from the "employee discount", I kind of feel like I’m missing out on something. I kind of felt like since I’m not getting a discount, I should get a higher pay…how would you feel about this?

Secondly, what is a slightly above average rate of pay for leasing associates in my area, or even across the country under these circumstances? What would you feel is an appropriate amount of pay to ask for?

Leasing associate has never been a high-paying job. It is just a stepping-stone for young people who are working for the first time as an adult. Don’t worry about the salary now. Yes, you should get a little higher pay since you are not taking the apartment rent discount; but don’t even mention it.
You will know in 2 months if this job is right for you or not. See if you can get a television set in your working area. Most days you might only have one walk-in tenant. That leaves you a lot of time for sitting around..

Is it considered rude to use multiple agents when looking for a house?

I’m in the market for a new house, but want to maximize the number of properties I will see. Is it considered rude if I were to use a few realty agents instead of just one?

It is for sure not rude but it is not nice either. I think you should pick one agent who will devote his/her time to find the "perfect" house for your no matter how long it takes. All agents are accessing pretty much the same market and will pull up the same houses. So different agents will most likely offering you pretty much the same properties.
During the time you are working with one agent, this agent will learn more and more what homes you like or dislike that means this one agent will be able to show you more and more homes which meet your criteria and needs.

Is it a good idea to hire a Realtor to sell my home for a 3.5% commission?

I live in Southern California and I’m planning to put my house for sale soon. I saw this add in front of a house that’s for sale in my neighborhood.

At —————-Realty we offer Full Service including MLS listing for 3.5%.

I know this realtor has sold several homes in my area. Is this really a good deal or are there hidden charges?

Normally commissions are split between the buyer’s and seller’s agents. The usual split is 50/50. If this discount real estate agent accepts 3.5% then that means that the buyer’s agent will get 1.75% or half of the commission. Most agents I know will not show a house that offers less than 2.5% and in this market you want every person you can to see your home. If he wants to take 1% and offers 2.5% to the buyer’s agent it might work. Remember, you get what you pay for and most REALTORS® work very hard for their commissions and they are worth every penny.

How about a Boot Camp reality show for the presidential candidates?

They do want to be commander-in-chief, so they should be better able to make and understand military decisions if they can win in the Boot Camp reality show. They would remain civilians the entire time, so we would not compromise the intent for establishing a civilian commander-in-chief as President. This is where words turn into action, boring debates turn into entertaining and revealing action, and reality proves the winner.
I’m talking about real life, authentic, practicality.

I was thinking more like an American Idol format. Each week callers can vote off the worst candidate until we have a winner.

More people vote on American Idol than the Presidential elections.

How can I find out who owns or what realty manages apartments?

I am trying to find out the realty company or owners of an apartment complex here in Sacramento,CA. How can I do that? I looked on the internet for the Hampton Bay Apartments. Only the managers listing is there. Help

Here are sources for you:

- Some counties put the ownership info online. Go the county assessor’s website.

- go to the city or county assessor’s office

- ask a real estate agent to look it up. We subscribe to computer services that provide that information to us.

- ask a title/escrow company to look it up. They subscribe to the same services.

- ask the management company. It’s not usually a big secret who owns it.

Do Realty Companies justify the value of their realty service price?

Providing the average US home price at $269,211 most would then charge from $8076.33 to $16152.66 (3%-6%). Can you make sense for those that don’t see and understand the value? Please explain by given details that selling a home requires such a price tag. Appreciate any educated and informed answers.

I think only 5% of people who do it on their own sell. They can charge whatever they want, they have all the power. You either hire them to sell your house, or it wont sell. Which would you rather have?

Realty Websites with Foreclosure listings? Looking to buy a multi family..?

contact your local real estate board and ask them who in the area works with foreclosures. also check with local banks and call HUD. all agencies contract with someone for this kind of work..
